Ripley Industrial Building Available on County Road 565
A 20,000-square-foot Ripley industrial building owned by Tippah County is being marketed to new tenants, the Tippah County Development Foundation announced this week. The building sits at 405 County Road 565 in Ripley and includes office space, three manufacturing rooms and dock-high loading doors, making it a ready-made option for a manufacturer or distributor looking to set up shop in Tippah County.
The foundation shared the listing, along with aerial and ground-level photos of the property, on its Facebook page. The building is owned by the Tippah County Board of Supervisors and managed by the development foundation, which works to recruit industry and new jobs to the county.
What the Ripley industrial building offers
According to the foundation’s listing, the property includes:
- Size: 20,000 square feet under roof
- Offices: about 2,500 square feet of office space in the front of the building, plus three additional offices in the back
- Production space: three large manufacturing rooms totaling 17,500 square feet
- Loading: three dock-high doors
- Ceiling height: 14 feet at the sides and 18 feet at the center
- Floor: 4-inch reinforced concrete
The foundation also noted that the building was designed so it can be split between two separate businesses if needed. That flexibility could open the door to smaller operations that don’t need the full footprint.
Utilities and highway access
Water, sewer and natural gas service come from the City of Ripley, while electric power is provided by Tippah Electric Power Association. The foundation points to the site’s access to Highway 15, U.S. Highway 72 and Interstate 22 as selling points for companies that ship products across the Mid-South.
Highway access in the area is also set to improve. The Mississippi Department of Transportation is building a new four-lane alignment of Highway 15 from Union County to Ripley, a project designed to bypass Blue Mountain and Ripley and ease traffic through town.

Many companies looking to expand want an existing structure they can occupy quickly rather than waiting on new construction. The listing comes as local industry continues to grow. The Mississippi Development Authority recently announced that Industrial Timber is expanding its operations in Tippah County, a $2.6 million investment expected to add 11 jobs.
